Real Estate Mallorca - VAMONOS
Today I booked my accommodation in Palma de Mallorca for the first month, from the 31st May - 30th June 2013. The work starts on the 3rd of June 2013. VAMONOS!

Farewell Warsaw
In
the morning we checked out and headed to the airport Warsaw-Chopin. On our way
we realised that we were missing Charlie White and we thought that he might
have overslept, which would have not be ideal at the end of our journey (this
was at 10:15am). However, he finally made it to the airport in time and we were
again completed.

sum up our trip to Warsaw:
- Fun
- Getting to know each other more (making new friends)
- Learned about the current real estate market (differences to the market in the UK)
- History of the city
- Freezing cold
- Hotel very comfortable and included good breakfast
We

Blonie Logistic Park, Cybernetiki Office Park, Museum Postania, Dinner
Today a
few of us went to visit the Blonie Logistic Park in Blonie where we were
meeting two agents from Prologis, an international development firm, who were
basically talking about the specifications of that industry park, rent, etc.
The most interesting presentation was about the Cybernetiki Office Park
in Mokotow, which is outside of the city centre. The most interesting

of the city centre. It was Andrew Shepherd a Scottish guy and Co-CEO of Celtic
Property Developments S.A. who was firstly talking about his career. He started
as a chartered surveyor in the UK but moved then to Czech Republic. He is an
entrepreneur and developer with experience in other countries as well like
Russia and is now working in Warsaw. He and his business partner bought this
site from a German firm (where now the office park is) and the building next to
it when the prices were very cheap. The building was formerly used as a paper
store and needed a use change into offices (E-class), where building consent
was needed, which is a similar process like in the UK.
There is only one
level of underground parking, which should have been two in reality. The floor
loading is 500kN, which is a building minimum and also the height is around 3
meters but the minimum would be 2.7 meters otherwise it falls below building
regulations. The building is sprinkled but it is not under building regulations
to have that.
Furthermore, he was talking about the heating system, as well as the
air-conditioning system, which can play a significant role in covering the
interests of the tenants. They were using a four-pipe fan coil system.
The height of 2.7 meters and the car-parking ratio of 1 space/40sqm
space are necessary to fulfill the requirements set by the market/tenants.
Anyway, he also said in the Warsaw market the tenants are spoiled
because they get glass partitioning, carpet, good air-conditioning and very
cheap rent at the moment.
In addition, he was backing up the history of the opportunity to build
in the city center and that it took a very long time to build a tall office
block. The Cybernetiki Office Park is located outside of the city center but
with a good infrastructure with the good location to the airport.
However, they ended up spending 20€ million and were selling it to big
open-ended German funds for 40€ million.
We
all liked his excellent presentation because it is very rare to meet someone
like him so knowledgably speaking, thank you very much.
After
this exciting presentation we went to The Warsaw Rising Museum - Muzeum
Postania Warszawskiego. It was good wandering around to find out more about the
history and the culture of Poland. Below some illustrations:

5:30pm we met in the lobby and used the subway to go to the restaurant. The
university organised a four courses meal with two starters, the main and
cheesecake as desert.
It
was a very nice evening and I think everybody enjoyed the time together. In my
opinion there was a lot of food but I missed the flavour.
